Success is just a mindset,” David Dodge says of his 17 years in the real estate industry. “To me, it’s when you have eliminated yourself from any financial burden and have the ability to do what you want, when you want, without having to borrow to pay for it.”

David began his career at a young age, investing in his first property while he was still a student at the University of Missouri-Columbia. Today, he specializes in wholesaling real estate, creating resources to educate aspiring entrepreneurs on the ins and outs of the industry. Leveraging his industry expertise, David has co-authored three books and even launched a podcast, “Discount Property Investor”, where he teaches everything you need to know about wholesaling real estate, along with tips and tricks for marketing, landlording, and rehabbing properties. “I was inspired to get into this industry for a few reasons,” he explains. “I wanted passive income and tax advantages, but I also wanted to be my own boss. I wanted to have the freedom to travel and do what I wanted to do on my own timeframe!”

Nonetheless, David does not define success in purely monetary terms. Rather, he is passionate about sharing his story to hopefully help others turn a profit. Looking to the future, David hopes to continue educating others about the industry, while also taking his own career to new heights. His goal is to take his rental portfolio to over 150 properties in the next few years, a journey he plans to document on Instagram. He notes, “I had over 100 properties and then I had to sell off about half of them to buy out a partner and pay off a ton of bad debt that we had accumulated over the past three years. I’ll get back over 100 in one or two years again, no problem. I know what not to do this time around.”
